I’ve talked to several insurance companies already but haven’t been able to find a good fit as of yet.

They are such a pain at the end of the year lol.Do you guy calculate supplemental property taxes into your flips profit and loss for exact number or do you say "f it" because you know your gonna make a decent profit, and just pay it when it comes. 

This one fit my criteria perfectly and we were able to make a very favorable deal!

You may always ask contractor to do video reports of milestones.

They do need work but fit your threshold of under a million with rehab costs included.

A deal for them is something that fits into their buy box.If you're selling to buy-and-hold, they will have a Cash on Cash goal, or a Cap Rate goal, or some metric that makes them have a buy box.   

I'd like to connect with a lender that can begin the approval process and give me sound advice as to which loan package may be best fit for my needs.

Look at the investment and if it fits your needs.
