Long term, preserving the quality of life for locals and the community really has to be the #1 priority or else there really won't be anyone left to host and serve the millions of visitors every year.One other thing I can't help think is that this is all happening right before the gondola lots are developed.

I do a lot in Leesburg/Loudoun County, where a condo that costs $215k should fetch at least $1,600/mo in rent, maybe up to $1,800.Some posters here mention the long game being a decision maker for NOVA investors.

.- Population north of half a million (or if smaller cities roll them all up into one target "market")- Prices at or below median value for the area- Equity north of 35-40% (anything less and there isn't really enough room to sell at a discount)There are a zillion ways to win in this game, it's just a question of what works for you.

It also helps to have an experienced eye assessing the property for any repairs, etc that might be needed.It seems like there are a million condos for sale but many, especially near the water, don't allow rentals in the first year, if at all, so that eliminates a lot of properties from consideration.
