Sounds like a winner...There's a pretty awesome quote by George Addair that says “Everything you've ever wanted is sitting on the other side of fear.”

I had one potential tenant even ask me if we're planning on selling out of fear that exactly that would happen.

They stare at the water forever, hoping their fear will go away or someone will give them a secret that guarantees they will be successful and safe.

Taking action is the only way to break your fear. 

Lot's of motivated sellers and market fear that fuels the deals.At the end of the day, my suggestion would be partnering with a good real estate agent who is specialized in working with investors.

An owner of a large property management company toldme once the fear goes away of an eviction it willmake your life so much easier.

They are also fearful of actually having to inforce policies/standards.

Be patient and do not fear mistakes.  

My biggest fear with Anchorage is that Alaska in general is so heavily based on oil prices.
