The ones who are interested will extend the conversation and the ones that arent will rush you off the phone.

Hey All,I'm finding it difficult, perhaps impossible, to find someone to extend a Line of credit on the equity of a Single Family Rental....

brokers and lenders cant stay in business on 1 point and no fees.. other wise they are getting paid on the back end in service release premiums that are build into your rate.. no way to run a lending business if you only bring in 1 points.. mean on a 100k loan that's 1k.. that no cut it..  

I've looked into meeting with property managers to discuss the options that will become available, but again, it's premature.I've been actively seeking out mentors but there are no high-level multi-family investors in my extended network at this time (but I will never stop working towards finding one).You all have been very helpful already, each post I read exposes me to issues and successes experienced by others. 

The stock market has never gone down over an extended period of time (typically 10+ years), so you have plenty of years ahead to make any losses and then some.

Probably has a bigger impact on government programs and the need to extend social security. 

If the hotels are extended stays then it may be a sign that there is a need more on the corporate/traveling worker side of things which is where I focus on.

same thing those will usually have a sunset and investor may or may not put their money back in .. in bad situations you can count on investor freezing up.then you have wall street they are going to be like banks.. although with the notes that are in force with long maturities they have to honor them.. but may not extend new deals.There is always some lending and there are certainly small mom and pops with their own cash.. but tight market affects all.. that's from my 3 decades of being a HML ..

You can submit the proper paper to ask them to release their right to redeem, they will send you an offer of what they will accept and at that point you can possibly negotiate.
