I wouldn't lock myself into a long-term exclusive agreement, but would definitely connect with one who can throw potentials your way.  

My understanding is that the tools and equipment must be exclusively for business purposes, having one or two houses and claiming a lawn mower might be a stretch, tools as well, but if you had a lawn business it would be more believable, IMO.

Welcome @Michael Valente - are you working exclusively in the city of Chicago or are you in the suburbs/surrounding areas as well?  

Given this was your home (ie, principal residence), and as long as you've lived in your home for 2 of the last 5 years, your sale is likely eligible for the Section 121 exclusion, meaning $250k in gain excluded from taxable income (or up to $500k in gain if married and filing jointly).

You should not be taking the word of a title clerk that some title manner listed on the exclusions is no problem, you need to know.
