The condo was your primary residence and as long as you can say that you lived in the condo for at least a total of 24 months (2 years) out of the last 60 months (5 years) you will not have to pay tax on the first $250,000 in gain if you are single ($500,000 in gain if you are married) pursuant to Section 121 of the Internal Revenue Code ("121 Exclusion").

There are weekend courses, just none that are available over the holiday break from school.

I had some mobile home exclusive bandit signs in the past but I figure all the mobile homes will still call me and maybe a good house deal or two will also call.

Ask them if you should obtain an exclusive contract on the moon while you are at it.

My question is do most people use owner occupied FHA exclusively for duplexes or can you use it for single family properties (for investing purposes)?

I have been almost exclusively buy 'n hold multi family in Silicon Valley for 20 years. 

I did this deal on my own and because I BELIEVED it was a good deal, not because anyone told me it was a good deal.Right before the holiday I closed on a duplex in Bellflower, CA. 

Actually probably three day deal because Jan. 1 is a holiday.
