Texas Lease Options

Hello everyone,

Happy Holidays!  I recently saw a post on another RE blog that read as follows:

You cannot do lease options in Texas unless the property is FREE and CLEAR.  Is this statement true or false?  I still consider myself a newbie trying gear myself towards lease options VS wholesaling as I don't have to worry about trying to get a seller down to 60-70 cents on the dollar with most purchases.  Can anyone help me understand what's the best way to do lease options in Texas if the above statement is false.  Thank you!!
