I hear landlords are dumping their rentals due to tenants not paying because of Covid. 

The triad has a pretty well attended REIA (prior to covid atleast).

So the recent round of stimulus/COVID legislation that passed has $25B in rent subsidies for renters in arrears due to Covid.

You can tell a lot from people when you meet them face to face (I know this is harder with COVID).  

We suspect much of it has to do with Covid and the exodus of people out of cramped cities into smaller towns that offer more space and more house for less money. 

She has a real estate license in California that she got right before COVID started. 

I think you can approach it by trying to understand the cap rate prior to covid and post covid era.

I found an old facebook page of a group, and when I eventually got a reply, they said meetings were on pause due to covid.
