Accountants are in such demand, that the best are not even accepting clients half the time.The other problem I see often with accountants on here is that they specialize in larger investors, and have really high prices when you as a smaller investor do not need all the bells and whistles.Another thing I see is folks thinking they need to have a tax professional in their state.

I have no idea who Anthony Turco is, never heard of him, but let me explain something about courses and gurus.There are a lot of fake gurus out there and a lot who have bad intentions, but even in most of those the course information is not terrible (it's just copied from someone else).

A good place to start would be to contact a real estate agent, or perhaps even a lender in your area that can answer these specific questions.

For better or worse, 1031 seriously constrains their investing options, even for real estate. 

Maybe even enter a submission from Zillow asking for contact info. 

Maybe they would even be interested in lending you the money to make it a performing asset again. 

It sounds like it could result in some additional headaches and even lost rent during the inspection process, so it probably wouldn’t make sense for me unless there is an upside in terms of higher rent.

Again, it’s break even but not a money maker yet.
