You would merely stop treating it and reporting it as a primary residence and begin treating it and reporting it as a rental property or income tax purposes.You should have your tax or legal advisor review your current loan documents to make sure that it would not trigger any due on sale clause or other "bad boy provisions".You would still qualify for the 121 Exclusion as @Ana Garcia has pointed out as long as you can look back 60 months prior to any sale of the property and still say that you have lived in the property as your primary residence for a total of 24 months out of the prior 60 months (a total of two years out of the last five years).

Many of the advisors you will find on this site are better prepared, more focused on Real Estate and will actively work with you.I understand the comfort level of having someone local that you can drop in to see, but most of the time a phone conversation or an email is what really suits the bill.
