Depending on your timeline an agent who knows investing and works with investors is a great path forward but I will say if you dont plan to actually pull the trigger on a property for a while they may help some but may not be fully engaged.

Yes, if they agree to engage with you, they would share their opinions and data. 

Posting and engaging on BP is a great way to start.  

Email marketing is a delicate dance but we've been able to maintain a 40-50% engagement rate with our guest list. 

I worked as a Land Development Consultant for 10 years and found planning / zoning folks to be helpful when you engage them.
