Our agreements clearly list a dollar amount when we seek approval (outside of emergencies).

It has been almost a year since I finished paying off my debt and starting saving for my emergency fund which is at about $8k now.

I notice it's almost always the low-income, paycheck-to-paycheck tenants that have emergency expenses like flying to Las Vegas for Aunt Bernice's funeral or their brothers wedding that apparently just popped up with no notice.

Another great benefit available with the HVAC license is the ability to run a small local business to friends and neighbors - bigger if you want, but, in my opinion, heating and cooling are emergency needs when they fail.Note: Pluming: a sewer back up is an emergency need, but many times a rented snake can clear that.  

We’re not on a mission to amass more than the two properties that we have so we are circling around a HELOC as an emergency line of credit.  

Entering into this contract you understand and acknowledge that your bedroom is your official private area of the home, no one has access to this room, unless there is an emergency or a maintenance request, other than you.
