Same thing when your new title is filed and ownership is passed to you, that new title becomes part of the history of the property as well.You can do a search of any property to educate yourself.

It is not a matter of either in my opinion, you should enforce your leases as much as you can, if the tenant tries to bend the rules, they should follow the rules or move.

So for me, while cash flow is important, especially to show banks that the properties are profitable in order to get loans on them, I think that an investor should look at the investment as a whole and not just invest solely for cash flow.I would love to get the opinion of the BiggerPockets community on how important cash flow is to them in determining which properties to invest in.
