Hey everyone,My friend and I are partnering on a deal in Atlanta where he brings 100% of the up front cash (i.e. 20% down payment and $50K-ish for a rehab) and I find the deal, manage rehab, run numbers, and am the brains of the operation (and I manage the buy/hold on the back end) and assist downstream with refinancing.

To make things more complicated, there was already some cosmetic damage on this driveway from my contractor accidentally running a pressurewasher on the curing concrete and leaving spinning brush circles in one corner.

For my first-time investors, I recommend going the townhouse route because they are very rentable, less per door than SFH, appreciate well and much of the exterior maintenance is handled by the HOA.Happy to chat and answer any questions you have about the area.
