Of course their applicability will depend greatly on how you structure your deals and what flexibility you have to "one off" something to accommodate this investor.First it might be worth your while to explore the structure of a Delaware Statutory Trust.

@Bradley De comarmond, I had a condo in Florida many years ago (2003)   I left Florida at the top of the market.  

@Shannon Sadik not sure the size of deals this lender you mention has been involved with.If you are looking to form a syndicate and target large assets with non-recourse financing, your work around with this lender is to form an entity structure (I prefer LLC's formed in Delaware) where he is an equity partner.

I own a house close to the DE boarder just north of Wilmington.

I would expect a few in the area though I have not specifically checked.Are you mostly going to be investing in PA or will you be looking at the Wilmington DE area also?
