The short answer is No, that portion of a banks business is not regulated, it's built in to a banks business model for handling risk. 

I went ahead and replaced all 3, they were all late 90s models...  

Credit Karma and other free online credit monitoring websites use a very basic scoring model that is frequently inaccurate and doesn't correctly account for derogatory items.

We have found that seniors prefer this residential model over the large complexes. 

You're likely buying at the top of the market, and the downside could be ugly.STR is a great biz model, but not the most stable.

Our business model includes a month of vacancy every year, but in practice it usually only ends up being a week or so every 2-3 years for each unit (we don't turn over every year).

According to Case-Shiller data (https://fred.stlouisfed.org/series/LXXRSA), Los Angeles home prices have had a compound growth rate of just under 5% since 1987 (median price of $60K to median price of about $280K in 32 years).That's about the same as the increase in median home prices across the entire US in that same time period (https://fred.stlouisfed.org/series/MSPUS).So, if appreciation is about the same over time, but cash flow is less, what models are you using to determine that the ROI in LA would far exceed that of other places in the US given the likely greater cash flow in other areas?
