Because of this website, I had up to a 6 month waiting list to move into these apartments - I thought I got too creative with some of these units but I never had to wait to fill them ****This is only part of the story and one day I will share it here on BP (a creative technique that will probably be impossible to pull off twice and will go down in history as one of my best deals I have ever closed).

My dad owns 5 rental properties free and clear.He is looking to get cash out of them in order to purchase more properties.Main problem is: he did not earn income with w-2 for 2012, sort of an aberration, which is a bummer, but its history.

That way when termination occurs you have a paper history of the facts as in court he will say you made changes etc. then its your word vs. his.
