Valuation is very subjective and the same data could produce valuations that are 20-30% apart.

Zillow is displacing the MLS, they aggregate a HUGE amount of data and show it to you in a nice pretty view.

It seems fairly common (I wish it wasn't) for a pro-forma to be built to create an asking price instead of actual, historic, T12 data.  

Really need additional data to make a better evaluation.  5 Br/2 Ba SFR for only $24K??? 

I put in swag guesses using public data on a property I plan to inquire about - 2500 sqft 4 bedroom (relatively ancient) townhome - and got a quote of about 1500 for a year of standard 1 mil/2 mil coverage.
