Getting one with a reasonable layout is ideal, but you might get a better deal in the wonky place and with some creativity get rid of dated/strange distractions without it costing too much.

When you have no money is when you need to get creative.

With some creative deal structuring and a little bit of patience and persistence, you can usually get them to see the bright side of what you are doing and you can make a win-win situation out of it all.

In addition, I have no rich relatives - so borrowing large sums is not an option.That leaves private lenders and creative financing.

Update on how my search is going for Creative Financing.  

I enjoy having a hand in some of the work and do it to understand what it takes to get the job done, and I have found that it also me with creative solutions.
