The homes will simply be older, the land obviously the same size, however the revenue may have gone down by half if you decide to sell these properties and simply collect lot rent, which may cut your gross income in half.There is definitely a lot more to consider that I am not including in this quick comment, however in my opinion this park may not be the best use of your time, energy, and capital.. at it's current price.

Not a big fan of Ft Bragg because the area is not too desirable in my opinion so that would be bottom, but there are some nice pockets in the area too.

However, in my opinion, and experience you need to learn and gain a great understanding, of the various municipalities, with respect to demographics, pocket market appreciation/ depreciation, pocket market economic factors, demand for the need to rent, the needs of tenants such as close access to transportation and shopping, vacancy rates, etc.
