eviction or small claims court?

My thought process on this was should I ever go to court over some type of a matter I would have a log detailing the tenants time at the property and what all has gone on to be able to present in court.

It appears all the duplexes sold on the MLS are not making sense as investments.

I'm assuming all this damage is going to be above their security deposit so you might need to take them to small claims court. 

HI @Beth Thomas, if it went back to the bank for sure then you should be able to search your county assessor's records (either online for free or for a small fee) and determine who the current owner is, or else you could try your county court clerk's office and find the loan documents that were filed there against the property. 

The prior owner has right to redemption if the court or the auction or anyone didn't follow time lines and rules - but can they come up with the money? 

Currently there are no open courts for evictions even if you had one already filed and in hand.

Or do I just bring that all to the court case?

A judge signed off on it, and even ordered the court to service the lock out. 

In most states the hard part is officially notifying her of the court date.If she moves to another state, your odds of collecting drop to near zero.
