Rental property that you run as a business is a different story.

It has been awhile since I updated because it has been a busy month. 

The FNMA "New Book of Business" instituted circa 2010 (see this SEC document that mentions the term) https://www.sec.gov/Archives/edgar/data/310522/0000950123110... completely revamped GSE underwriting as @Jack B pointed out. 

Preferably over 85% of business with investors.

For me a quick guide,  is I look at school rankings, easily found on Zillow if you type in a home address and what's surrounding the area as far as types of businesses. 

I own a couple of businesses have invested in the market but this is my first time looking at real estate.

with an 1880s wood building (age of many 2 flat buildings) it’s not if you have rotted wood but where. for me it was a constant battle caulking/replacing windows spraying insulation to keep cold air out and conducting yearly termite inspections. you might still have some of these issues with brick buildings but you have more time (fix it this year as a opposed to right now) @Mark Ainley curious if you have any other anecdotal reasons why brick is better than wood- i know i’ve heard this come up on the podcast numerous times

Days on market are less as well which shows me that demand is still very much there.With affordability and inflation playing the biggest factors into why a lot of buyers are settling with a condo or townhome to start in hopes of moving up to something bigger and better as the market continues to appreciate and trend upward.I fully anticapte the remainder of this year to be a very busy one with a lot of buyers entering back into the market with talks of rates coming down in the Spring.

Those plans are specifically for your site, but I guess the worst that can happen is they copy your ideas for the floorplans, elevations, etc, but I think most GC's are too busy for all that.

The market is booming in both the business and real estate sectors.
