I would say very few.I could see that owner financing in the context of commercial property may be more likely because it eliminates some or all of the issues I outlined above.Just my two cents.

Probably the wrong forum, but hello anyway.I'm selling a commercial property and will be doing a 1031 exchange.

I plan to sell a 4 family in Hudson county, and 1031 to another investment multifamily/commercial mix use in Bergen/Hudson County or around. 

My dad showed me these fake lenders when I first got in the business in the 70s.. its been going on for years.. none of this is new.. whats new is the access they have to people via social media and internet.. 

All you're talking about doing now is accessing equity by borrowing secured by that equity.

Also Jeffrey, I like the idea of commercial property, as my wife is talking about opening up her own practice and will need office space.

I agree with you working together is an amazing thing, it gives you access to more capital and in essence the ability to find and secure more deals.
