You can always buy a larger commercial property with 25% down, preferably a multifamily.

Unless this is a large commercial loan, underwriting fees for smaller private loans have gone the way of the Dodo.

My guy uses a commercial buffer(not a sander) to slightly rough up the surface. 

Also, it's easy to get to Vail Village and Lionshead with the free Town of Vail East Vail Bus.
