It has a slate roof and carriage house doors on the garage.I want to preserve most if not all of the classic features of this house.Unfortunately the HVAC system is 25 years old and the electric is outdated with only 50 amps coming into the house (according to my electrician – don’t know how the HVAC was able to work).My thoughts are to replace the outdated HVAC with a 2 zone system, brand new without running any duct work through the cedar wood closets (the rooms have plaster walls so I may end up running the duct work behind the walls and sheetrocking - can’t use existing duct work, btw).

Suppose you wind up hating it once you do get enough money to hold a property, and find out you hate dealing with extensive complicated contracts, off the wall zoning permits, multiple tenants, taxes, etc??

I flip the closets so each small room assumes the closet space of the other.......as the opposing closets were adjoined.However, the master i was dealing with had 2 larger wall closets.Then off the master bath I had enough room above the garage to add a20x10 walkin.Whenever I inspect a home to flip etc I ALWAYS check the closet configurations for this same reason.One we did we had to extend the rear walls making the closet external, & allowed for a master bath.But that was a lot of work.its fun....

I found new damage to the wall in the master bedroom where the bed frame dug holes in the wall from banging into it for some reason, it also scrubbed black paint on the wall.
