I changed some positions and now my brokerage account is showing a $30,000 capital gain for this year, any way to offset this? Either through an opportunity fund investment or by accelerating depreciation on my 4 unit...

Like a lot of people on this site I was drawn to multifamily house hacking because it allowed for the purchase of a multi family property with very favorable financing options (3-5% down) as long as you occupied one of the units as your primary residence.After speaking with multiple lenders they are all telling me that this is only through the Freddie Mac Home Possible program which has an income cap that I, unfortunately, do not meet.

Sounds like the seller is trying to give a cap rate of somewhere around 10% (just doing the math in my head).

In NYC, there are MFs for sale. the problems are: they are expensive... like a 2% cap rate if you're really lucky, and many are rent stabilized.
