That is all changing with the development The Pearl, which will also increase the demand for MTR as there will be more students, doctors, etc. coming to the city for months at a time. 

Rather than wasting it or leaving it in a bank account I'm interested in starting my own investment business to supplement my real estate sales.

I'm not sure if this is possible, but maybe the listing agent can do it and you increase your closings to pay them back. 

I've already stopped cash bleeding in all areas of my business over the past 45 days and I am freezing all improvement projects and released some existing staff.  

My concern here is that people can get pissed off and potentially damage the property when they are forced to move out. 2- a more passive approach to just suck it up and when its time to renew the lease then increase the rent by several hundreds of dollars so that they will leave on their own.

@Devin Cutler I've had lenders tell me the funds cannot be used for things like "business purposes", "educational uses", and "new property purchases".

And if you do not make good on the overdraft your days of banking (a necessary tool in this business) will come to a close.

I would not be here without joining mentorship groups back in 08 and learned the business.

I am curious about this nature of the business as I build my REI business.
