The great thing is that everything will be brand new.

Our Market is still very affordable, rentals still fit the 1% rule, properties from light rehabs to full gut, great profit margin and plenty of inventory. 

Full paint and flooring (including removing some wall paper and glued down laminate flooring), patched holes in walls, replaced cabinet doors that were missing, replaced a few lighting fixtures, reconfigured closets that were missing hardware, cleaned up back yard.

@Charlie Cameron It's always so much fun to see the "light click on" for an investor. 

If so can someone shed some light on the balloon?

There are multi-use zoning overlays covering hundreds of acres while you can get off a brand new toll road onto a two lane road with raw land all around.It may not be THE BEST market in Florida, I don't pretend to know the entire state.  

For my first property, I'm hoping to get into some light fixer uppers.

Thank you to my wife who didn't want to live in another flip and we purchased brand new in 2018 and I've been bored, so I decided to start up a flipping and buy/hold business!..
