The very early avoidance of the rent payment does not pass my smell test.

I have one tenant complaining about occasional smell of marijuana. 

The fact of the matter is that members of the USMC are mostly able bodied healthy women and men.

Stop emailing them and asking if they are okay or if any body’s feelings got hurt.

BUT, the smell does not creep permanently into everything like cigarette smoking does.  

Anyway, she would have never told me and how sowmeone lives with that smell is beyond me..Is there a way to convince her not to flush objects down the toilet??

My first thought is that at least 15 people were in there.Maybe this a common practice (to pile as many bodies as possible) to share the cost or big extended family, especially given that the holiday rate was probably peak.If this is also common for smaller 2-BR/1-BR cabins, why not just get older cabins for 100k less since the renters aren’t going to take care of your property?

Not sure it that is applicable but it something that a real estate investor should know as part of their body of knowledge. 

I bought my first investment property in 1994 - it had been on the market for nearly one year and smelled of cat pee - my plan was to flip it, but it took 6 years to fix it up!
