I was hoping a comp a couple of blocks away from this property would be the saving grace.

I’m looking at a smallish (4000 sq ft) office block on Main Street here in my market.

The numbers were inline with the homes on the block and other homes with the same value in the area. 

I asked them what you were supposed to do about drain pipes from sinks etc b/c those require demo'ing the flooring/slab to install new and it's insanely expensive.

We own a turn key single family 4 bed 3 bath on the Epcot side, a few blocks from the entrance to World Dr.

Still a kid in the block here trying to learn and excel.

I was wondering what judge was going to put their head on the chopping block...

Hi Jacki,In my opinion, Ballasts are service life items (wear and tear) vs cinder block walls which are not wear and tear items.Ballasts seem like maintenance issues.

@Chace Fraser to @Marc Rice's point...it's super local...neighborhoods are transitioning very rapidly in the Columbus market, so it's sometimes street-to-street...we used to use federal block groups to do our research...its the only way to get specific enough to make informed decisions...but general neighborhoods can provide you 80% of the accuracy...when you move to zip codes you reach about 60% accuracy...and looking at an entire city in aggregate is...well, it's not going to be a good indicator for decisions making. 

This property in particular is around the block from a large hospital.
