I want to know which one adds more value, an extra bedroom or bathroom?

I recently purchased a home in Pensacola Florida using an FHA 203k loan (160k pp with $32k reno funds).Most of the reno funds are being used for interior cosmetic things like refinishing wood floors, new cabinetry, countertops, bathroom tile, etc.. 

It’s a family home 4 bedrooms 2 bathrooms near the beach area.

Each unit would be a 3 bedroom 1.5 bathroom, with one bedroom and half bathroom downstairs and two  bedrooms and full bathroom upstairs. 

. $10,000 won't get you through more that two units if they need a kitchen, bathroom, electrical or really any other major issue. 2. 

Price drop could simply be that it’s essentially a cash purchase since no inspection is allowed and it’s tough to drum up buyers for cash in Alberta at the moment.

The global market is crazy right now, everything is teetering on the brink and could essentially fall in either direction.
