Here is some feedback from my end.ARV: Nothing in this area has gone for over $270k without a pool.

Also with .40 acre back yard.

Eventually the items slowly got put away however my backyard is now a toy junk yard, anything and everything found on the side of the road is in my backyard.

If these are "Buddies" in the real since of the word, close friends, then you can pool money together without going through a formal syncidation process. 

There are a lot of rules around what you need to do when pooling funds.

It's currently a completely open backyard with just minimal sloping (<1% grade) dirt in the area that needs the foundation and a 5' wide easy access opening to the backyard, and the structural drawings call out a very standard slab foundation.

Because it's right in my backyard and I've lived my whole life here I'm personally going to be sticking here for a while.

I wish all of the real estate investors across America would get together and develop some kind of pool where everybody could put in a little bit of money and if something happened we would share responsibility for the coverage.

@Anand DokkaraFor selling the home in Gilbert, you have multiple options:1) FSBO -- but you're severely limiting your pool of buyers, as most agent won't show your property.
