Check with the local police dept to see how bad crime is in area as you don't want a place that will not attract quality tenants.

I believe providing a quality rental that someone would be happy to live in not only attracts quality tenants but also makes it that such tenants will be more likely to keep my unit intact versus one that is already "damaged".I know there are lots of horror stories out there with tenants that will tear up your property.

I grew up in Brooklyn and there are plenty of pockets you can find within 30-45 mins (or less) where you can make deals.The real question is WHY would you be attracted to deals you can't touch?
