The borrower is not giving the lender all of it's net worth, just the down payment and personally guaranteeing the loan, which provides recourse so the lender can attempt to go after those assets if the borrower defaults and the financed property value is not sufficient to cover the loan balance.I ignored the cash reserves requirement for simplicity.Good question...hope this helps.
