.- Next day, boom, crash, property value drops to 50K (50% of what you bought it for); you owe 160K to the lender however.This is obviously a less than great situation to be in and you're definitely minus equity (as opposed to the 20% that the lender wants) - but, what is the lender going to do - demand you pay up and come back to 20% based on the new assessed value and foreclose on you if you do not?

(In the end the flood insurance ended up being less than $2,000 and we were able to get the taxes re-assessed bringing them down by around $3000/yr so our numbers are OK - it was originally a purchase for family to live in - long story) - we do require that our tenants sign off on the lease acknowledging that they are aware that the property is in a flood zone and they are also required to show us proof of renters insurance for their personal property.

Depending upon how tax assessments are determined, this valuation may be closely related to "market" valuations or, just as likely, may have little apparent correlation to the current market.

This goes for book advice.  1000's of others are doing the same deal type thanks to that and dozens of similar books.The bottom line is:  be different, look for ugly houses no one wants, be the expert in making them beautiful.

Where I am, if they install/construct it down your street, your property gets assessed that fee regardless of whether you choose/pay to actually hook up to it.
