I just started working on generating a buyers list and I've called a decent amount of these numbers and the investors are more than willing to get on your list.

There are both direct and indirect means;It depends on your need to either have a list generated or don't mind filtering results to create the list.

Now we are back full circle to holding, not because of rates, but because we have to re-train an entire generation of buyers to be responsible again.

So why would they risk anything or advise you to do anything out of the box?

I'm much better at the marketing side of things, so I'm going to keep the best properties (especially ones with owner financing/good terms) and try to use smart marketing to generate good deals I can pass along to the ever growing number of investors in our area.I'm very impressed with this forum.
