@Donna Dwyer, I would put it all down on paper and then come to a written agreement with her prior to even listing the property.

If your rental agreement does not cover tenant responsibilities adequately, you need to update your agreements as they reach renewal and prior to new tenant signing.

Nothing is more frustrating to me than someone who either can't pull the trigger, or gets cold feet halfway through a deal and backs out.It's interesting to hear that you require an upfront payment prior to working with them.   

Best to let a title/escrow company tell you what's needed, or even just have them draft the necessary clean-up deeds prior to closing.
