Most mailing houses will put them through NCOA and/or CASS verification to make sure the addresses are accurate.

It would be hard to comp a quiet neighborhood compared to a home on a busy street I think you done your research and have an accurate selling price of 225-235 with a profit of about $30 k Is that accurate? 

The clients that tend to be more meticulous seem to have it correct at the end of the year.A benefit to doing it during the year is your financial statements more accurately reflect where your costs are going, instead of just at the end of the year.

We did check with a couple other companies that said they also sold them but their information was not as detailed or accurate.

I'm not clear where these numbers came from but the Philadelphia numbers  can not possibly be an accurate representation of the market.
