Never given in on your screening criteria because an eviction will definitely cost you more than what you'd lose by waiting but if a small price reduction gets a unit filled faster it will often make financial sense.

Using a discount point to lower the interest rate will have a greater effect than that money being applied to principal reduction though prepayment or down payment.

If something were to happen, at least a little weight could be given to having a yearly inspection performed on the property. 

We give far too much weight to recent experiences and ignore the larger picture.
