Hi All,Stumbled upon the Bigger Pockets website surfing the web for knowledge on Real Estate investing…Boy am I glad I did!

My optimal goal would be to invest in one, after time take profits or equity and roll into another, and so forth.If MLS are overpriced, what other avenues do you go down?

Not even sure if this exists but I'm wondering if anyone knows of a pre-formated excel spreadsheet or web based modeling software that can take data such as property, amount financed, interest rate, loan term, etc. and will automatically keep track of loan balances, equity gained, and cash flows on a regular basis. 

BTW the Denver Investment Real Estate website is wonderful - super informative, to the point and easy on the eyes, kudos to your web developer.
