Hello everyone,I am new to real estate and am currently trying get my hands on my first deal, however, I am torn between two pathways.

How are we seeing this rule change play out in practice?

My friend tells me I should charge 1100 to the new tenant that I’m trying to acquire.

This property in particular had some additional unforeseen costs (main water line damage, sewer line damage, etc.) that certainly caused us to go way over budget.

As a landlord, what is the best approach to handle this case?

In my small city (70,000 or so) we have a university with about 20,000 students with a nursing school, hospital, and obviously several mid size employers that I’m sure have people travel into this area for business purposes.  

Try splitting the coverages with two different carriers.
