To many focus on building a buyers list when in all honesty that should be one of the final steps of a whole saler. 

Shortly after purchasing our second investment property I opened up a construction business and ran a successful business for five years.our main focus was high-end kitchen and bath remodels.  

@Alison FountainDepending on credit score, you may qualify for a non-qm loan that focuses on asset dissipation or even uses bank statements for qualification. 

Owners need to learn to look past the score and focus on what is inside the credit report - late pays, active collections, judgments, repos - anything of that nature spells D-E-A-D-B-E-A-T.

I am also someone that is willing to learn, so I am focusing on the resources I have at hand to learn something new everyday!

If you just focus on one thing only, like buying and holding, this will make you a better investor, but if you try to do too may  things  wholesaling, flips, notes, and buy and hold, I personally think it will be too much.

As I am able to self fund my office space without bank assistance, what should my focus be in finding a space?

I would just work on a referral system with a PM company...that way you can focus on actually finding good quality deals and making sure the repairs are done right.

I was focused on my business for the last 8 years and now have 2 stores for my business and I am finally in a position where I'd like to get back to doing some form of RE investing.
