I was thinking about maybe just buying a portable unit(5,000 btu's) as a temporary fix for $200-$300 which would be a lot cheaper than repairing/getting a new AC.Advice??

Like most first timers I overpaid and under budgeted expenses.I have since moved to the Eastern Shore of Southern Alabama and am interested in cash flowing buy and hold and rehab properties.

The issue that I'm having is that my current apartment that I'm living in has a lease that expires June 1, and temporary housing for a month and a half costs a fortune.What I'd like to do, since the tenant in there is a student, is ask them if they'd like to terminate their lease and move out at the end of May.

This also accounts for the outliers of temporary 50% vacancies and still flow cash to an acceptable level.
