It's a reasonable indicator of an ARV for the neighborhood if the property was in similar condition to a majority of the sales.

You may want to check and see if you have a similar group wherever you live, if you do, they won't be shocked by any stories you have to share, they have probably seen it before a million times.

Tell them about your property and ask them to pull sales of similar size, quality, and style properties in the area that are in similar condition.
