A $1,000 minimum.The issue is that CGs try to break through what they really are, craftsmen maybe, trying to break through that ceiling to be recognized as a professionals comparable to someone like an attorney as these guys really lack recognition for their work and seek higher esteem.

Like any rule of thumb you should recognize when it applies and when it doesn't$1,000,000 home = $20,000/month, these numbers make no sensethe math just doesn't make sense. there has to be another part of the rule.

Keep in mind that flipper will probably find a loan somewhere else if I don't do it, I will make money no matter what because my LTV is super low, I showed them my analysis and explained that the margins are very thin and probably negative and they want to go ahead anyway, I've seen many successful loans and many unsuccessful loans so I know the difference, I recognize the newbie mindset that leads them into this kind of deal but cannot change it ... so what do you think BP?
