I did one flip in the more expensive market,  and discovered the percentage return is the same,  the cash on cash return is higher...

The only plus is no one is occupying the property and there's a roof and walls so not exposed to the elements.Also discovered they had done renovations without permits which means there could be work that needs to be redone.
