I attended one of those " Give me Thousands of Dollars and I'll tell you how to search the internet for cheap houses and investors" workshops, hoping to have an epiphany, and found myself leaving after 50 minutes of sales pitch. 

I have not selected a new property but did start looking via the internet recently.

Hi,This is sort of a unique question that I've been struggling to find guidance to online.  

I heard about Bigger Pockets while watching an online video about getting started in real estate and that this was the "go to" site for people in the industry.  

I've heard it takes 4 months for a house to go from pre foreclosure to foreclosure, but i've seen houses online that have been in pre foreclosure since Oct of last year.  

Also if you are a bookworm, check out the list of BP's 21 Best Real Estate Books, and start checking them off.Philadelphia also has some very useful online tools to access public records.I live/work in the city and am happy to discuss REI there anytime...Best of luck!

Get on Internet or realtor that may specialize in that mobile home comunities..

Paying them cash does not protect you if they get hurt while they are running around doing things for you...VA's are great, but that is really for online type of work. 

I was looking at FHA loans, but they seem pretty strict on guidelines and the duplexes i have been looking at online are very low price and I'm worried they wont pass the home inspection to qualify.
