@Rich Ramirez Here in the Kitchener area of Ontario the rent:value ratio is about 0.5-0.6 as well (for SFH).That's been the case for as long as I've been in the business.

The property was never vacant and the only repairs I had to do was replace the kitchen faucet and sheet rock. 

A duplex or two unit is one building with two separate living areas i.e. 2 kitchens, 2 baths two front doors.
