It doesn't have a ramp, handicap accessible bathrooms, or other new commercial building requirements that are typical.The lease that I've offered them says that they are responsible with complying with any ADA requirements, but they want me to be responsible

If so, return any monies that have been given to you, but the broker fee is on him since he is the one backing out of the lease.If he doesn't want to back out, his response back might change your mind if he's reasonable/fine with it.

I keep a detailed spreadsheet of each repair item and the name of the contractor or sub responsible for the repairs. then I use the spreadsheet as a checklist.
