Storage and laundry would be another way to monetize it as well.Another tidbit you may find useful, when I met with the inspector for my CO, they mentioned that in Elizabeth you are allowed to have bedrooms, but no kitchen, in the attic.

They protect the criminals and are hard on home owners with taxing and fees and they have rent control inspectors come by that tell you that you need to do all sorts of upgrades for the tenants who destroy the property sometimes they are in cahoots .
